HBS INVESTMENT GROUP ACQUIRES HILTON GARDEN INN LOUISVILLE EAST IN TRANSACTION BROKERED BY HUNTER HOTEL ADVISORS

Hunter Hotel Advisors ("HUNTER") today announced the successful sale of the Hilton Garden Inn Louisville East. HBS Investment Group purchased the property from an institutional seller on March 26, 2025. HUNTER’s Tim Osborne, senior vice president, facilitated the transaction.

Situated off Interstate 64 in Kentucky’s largest city, the 112-key Hilton Garden Inn Louisville East is positioned in a thriving corporate and industrial district supported by major employers such as Humana, United Parcel Service and Norton healthcare, all significantly contributing to the region’s economic stability. Louisville attracts travelers with its diverse attractions, including Museum Row, Fourth Street Live! and Bourbon tours, as Kentucky serves as the world headquarters for Bourbon. Most notably, Churchill Downs hosts the Kentucky Derby, drawing nearly 150,000 visitors to the city annually and driving strong leisure demand to the hotel. Other key destinations include the University of Louisville, Kentucky Exposition Center and Louisville Slugger Museum and Factory.

The Hilton Garden Inn Louisville East offers spacious guestrooms, an on-site fitness center and indoor pool. Guests enjoy a full-service restaurant, The Garden Grille & Bar, serving cooked-to-order breakfast and dinner options, and a full bar.
