HUNTER HOTEL ADVISORS BROKERS SALES AND FINANCING OF CROWNE PLAZA EXECUTIVE CENTER BATON ROUGE TO APM PROPERTY HOLDINGS

Hunter Hotel Advisors (Hunter) today announced the successful sale and financing of the Crowne Plaza Executive Center Baton Rouge. APM Property Holdings, LLC (APM) purchased the property from a private seller for an undisclosed price on March 31, 2025. Hunter’s Tim Osborne and Kami Burnette, senior vice presidents, facilitated the transaction, while Adeel Amin, senior vice president of capital markets, arranged financing on behalf of APM. Schulte Hospitality has been selected as the property’s management company.

“Full-service hotels have been a focus of my career,” said Al Mori of APM. “This hotel recently underwent a full renovation under prior ownership and has a great team in place. My wife, Patty, and I are excited for the future of this hotel with Schulte Hospitality as our management company.”

The financing included an $11.7 million note at a 65% loan-to-cost ratio, featuring a Prime + 0.75% rate, interest-only payments and a 36-month variable term.

"The financing presented a distinctive opportunity, with a substantial portion of the hotel’s revenue stemming from non-traditional streams such as food and beverage," said Amin, "Despite obstacles, the deal was finalized with a competitive rate, undercutting the next closest offer by 150 basis points and no exit fees to boot."

Located off I-10 and College Drive in a bustling commercial and retail corridor, the Crowne Plaza Executive Center Baton Rouge offers convenient access to key destinations, including downtown Baton Rouge, Louisiana State University and Tiger Stadium, drawing strong leisure and corporate demand. The city, home to top manufacturing operations such as ExxonMobil, The Dow Chemical Co. and BASF Corporation, is also a hub for healthcare, with leading institutions like Our Lady of the Lake Regional Medical Center and Baton Rouge General Medical Center.

The 294-key Crowne Plaza Executive Center Baton Rouge boasts more than 32,000 square feet of flexible event space, including 17 meeting rooms and three expansive ballrooms, making it a prime venue for conferences, weddings and large-scale gatherings. Additional amenities include an outdoor pool, a 3,000-square-foot fitness center and the Patio Grille and Lounge, which serves Louisiana-inspired cuisine.

“Before marketing the hotel for sale, the seller completed comprehensive renovations to meet the latest brand standards, allowing the buyer to take over a stable, fully updated operation with minimal upfront capital expenditures,” said Osborne. “I appreciate everyone’s hard work, including Schulte Hospitality for ensuring a smooth transition at closing and Adeel Amin for securing buyer financing, demonstrating Hunter’s ability to seamlessly execute transactions from start to finish.”
